As I reflect back on a long and wonderful career in real estate, replete with ups and down markets, here is what I have learned:

For the Sellers:

1.Pricing right is key to getting the deal done in all markets – “good” or “bad” ones.

2.Developing foot traffic is the best way of testing the correctness of the pricing.

3.Offers should never be sneered at—they should be used effectively to get you where you want to go. In fact, they are very often a source of information that can help you get the deal done.

4.Getting an apartment sold early in the listing period is correlated directly with getting the best price for that apartment.

5.Teaming up with your broker to help strategize the marketing campaign is one of the best tools for selling.

For the Buyers:

1.Pick the best broker you can – someone with the wisdom and experience in the field to guide you through all of the steps you need to take when purchasing probably the biggest item you ever will, real estate – you need to do the best you can for yourself in every single way to make this play well for you.

2.If this is a first purchase (or even a second) and not the final one, you need to buy something that is not idiosyncratic – something you can resell because you are going to – you are going to use this property to keep going up the ladder to increase your asset position by trading this after a period of years for another purchase. Therefore, you need a door out – something that someone will buy from you. A good broker can help you strategize this to reach this goal – and help you make a lot of money!!

3.Listen to your broker – this is what he/she does for a living 24/7. Your broker has a great deal of knowledge to impart to you and when the broker knows the business, that knowledge can add up to dollars in your pocket.
